Birmingham Jewish Housing Association (BJHA) is committed to ensuring the health, safety, and wellbeing of its tenants, staff, contractors, and visitors across all properties.

Key Commitments:

  • Provide safe, healthy working and living environments.

  • Comply with relevant health and safety legislation, including the Health and Safety at Work Act 1974 and related regulations.

  • Conduct regular risk assessments to identify and manage potential hazards.

  • Appoint a dedicated Health and Safety Manager (Scheme Manager).


Responsibilities:

  • BJHA: Ensure safe practices, provide training and PPE, maintain equipment, and monitor compliance.

  • Employees: Follow safety procedures, report hazards, and cooperate with policies.

  • Contractors: Must comply with safety regulations and provide proof of liability insurance.



Risk Management: BJHA carries out risk assessments, regularly reviews them, and ensures all new or changing risks are addressed.

Areas covered include electrical and gas safety, fire precautions, hazardous substances, lone working, and more.

Training & Supervision:All staff receive health and safety training during induction and as required by their roles. Support plans guide training needs.

Fire, Electrical & Gas Safety:

  • Fire alarms, emergency lighting, and extinguishers are inspected regularly.

  • Fixed electrical installations are checked every 5 years; portable appliances annually.

  • Annual gas safety checks are conducted by certified engineers.


Specialist Regulations:

  • Legionella: Annual risk assessments and water temperature checks every six months.

  • LOLER: Lifting equipment is inspected regularly by qualified personnel.


Governance:

The management board oversees health and safety compliance, reviews policies annually, and promotes a safety-first culture.


Statement of Intent:

BJHA is dedicated to preventing accidents and health risks by identifying hazards, enforcing safe practices, and fostering a culture of safety throughout the organization.
